All our tenancies are Scottish Short Assured Tenancies (SSAT) on a minimum of six months lease and schedule agreement under section 32 of The Housing (Scotland) Act 1988.
Note: Some properties are available on a Holiday Let schedule, please contact us for further information.
Renting/Letting a property on a Short Assured Tenancy There are certain requirements that must be met in order to rent a property through us: Tenancy Application Process 1. Firstly decide your requirements and area. 2. Note any special requirements and Pets and remember that we operate a No Smoking policy in all properties. 3. Set the budget you can afford. On average you should look at the rental amount of being below 40% of your total income. 4. Ask for details and view the relevant properties. 5. We require (for our Landlords) Tenants to prove affordability of the property by producing & providing Credit Check's & Full References. We can recommend/offer the name of a Company that offers this service to tenants to complete the necessary Referencing & the Credit Check for each person on the Lease &/or the guarantor if the tenant is unable to provide this themselves. 6. Place holding deposit of 1 months rent. 7. Complete the Tenant Application Form and provide the following documents: Tenant Application Form click here to download YOU MUST DECLARE ALL ADVERSE CREDIT HISTORY ON YOUR APPLICATION FORM. Completed Application form in full & print off. Photographic ID (Passport/Photo Driving Licence) Personal Reference Employer/Full Benefits Reference 3 months Bank Statements or Bank Reference Current Landlord/Agent Reference National Insurance Number any other document as specified or required by the Agency. On completion of the vetting checks we will contact you with the results by Email with the results and set up a Date of Entry. 9. Pay one month Rent in Advance, Balance of Deposit or other costs as required, sign your AT5, SSAT, PRHP, collect the house documentation & carry out personal administration. 10. Handover of keys to property.
